Record Hong Kong Rents, Home Prices Edge Up
The Rating and Valuation Department released August data on Monday showing Hong Kong's private home price index up 0.06 percent to 320.5. That reversed a revised 0.8 percent July decline, the first monthly drop since March 2025. The rental index hit a record 210.3, its tenth straight monthly increase. Small and medium-sized homes were flat month-on-month and up 11 percent year-on-year; large units rose 0.4 percent month-on-month and 9.5 percent year-on-year. Prices remain roughly 19.5 percent below their September 2021 peak. Outlets vary on rounded figures. The Standard lists home prices up 10.95 percent year-on-year and 6.98 percent over eight months, with rents up 1.64 percent in August and nearly 4.9 percent year-to-date. RTHK reports a 1.6 percent monthly rental rise, nearly 5.3 percent yearly, and home prices up almost 7 percent in eight months. IJR uses about 7 percent and nearly 11 percent. These are measurement variances, not substantive disputes. TradersUnion, citing Reuters, says prices rose about 13 percent before the July decline. Coverage includes no policy response.
